Texas is the third-largest physician training state and one of the easiest places in the country for a doctor to buy. The hard part here is the debt, not the house.

What the State Auditor found

In July 2026 the Texas State Auditor's Office published report 26-032, an audit of the loan repayment programmes run by the Texas Higher Education Coordinating Board. Two findings matter to any physician who applied:

"The Board inappropriately denied applicants who may have been eligible for prorated awards."

"Prematurely canceling applications prevented potentially eligible applicants from receiving loan repayment funds."

The audit also documented specific calculation errors — underpayments of $18,405 from an incorrect service-year percentage, $2,427 from wrong loan balances, $1,073 from faulty rounding, alongside overpayments of $6,777.

If you were turned down, particularly for a prorated award, there is now a dated official finding saying the agency got some of those determinations wrong. What the audit says, and what THECB changed.

The programme that grew thirteenfold

Texas runs two loan repayment programmes through THECB. One of them expanded enormously and almost nobody wrote about it.

The auditor also noted that mental health programme outreach "includes professions added to programme eligibility beginning in fiscal year 2026." Who that reaches now.

We checked on 2026-10-05. Every documented programme URL returns a 404, and a sweep of all 698 URLs across all 12 of THECB's sitemaps found no page for either programme.

They are operating — the July 2026 audit proves that, with 500 approved physician applications and 1,261 approved mental health applications in its population. The agency simply has no public page. If you have been searching and finding nothing, that is why.

★ Why a Texas physician loan is a different argument than a California one

Because Texas prices sit far below the loan limits. The 2026 conforming limit is $832,750, and the most expensive major Texas metro is Austin at a typical value of $417,977 — roughly half of it.

So nobody in Texas needs a physician loan to reach a typical house. What they need it for is the two things conventional financing handles badly: the deposit and the student debt. The debt question · The market.

It is worth noting the contrast, because advice written for other states travels badly: in California, San Jose's typical home at $1,527,731 is already past the high-cost ceiling of $1,249,125. Texas has no equivalent problem.

The training picture

Texas carries 931 ACGME-accredited programmes and 11,743 active residents and fellows — third in the country by programme count. Per head it is below the national average: 2.98 programmes per 100,000 against 4.01, and 37.53 residents per 100,000 against 48.67.
